Marbella raises the price of a plot in Las Chapas to €2.8 million after two failed attempts

The Marbella City Council is once again auctioning a municipal plot in Las Chapas, now for €2.8 million, after two failed attempts in 2025 and 2026 due to errors in the terms.

The Marbella City Council has put up for sale for the third time a plot of its property in the Las Chapas area, with a starting price of €2,804,327.56 (excluding taxes). The mayor, Ángeles Muñoz, is seeking to raise funds for the municipal coffers, while the city continues to demand more affordable housing.

Two failed attempts and a rising price

The two previous attempts, in May 2025 and March 2026, were cancelled due to defects in the terms of reference. Now, the council has corrected those errors and raised the minimum price compared to the previous two occasions, when it was set at €2,347,433.74.

The plot, identified as number 1 of Sector URP-VB-7 Artola Alta, has a net municipal area of 10,440.25 square meters. Up to 44 semi-detached single-family homes can be built on it, according to the Partial Planning of the sector.

The land, however, presents complications. Inside it, there is a private villa with a pool occupying 646.21 m2. Additionally, a triangular part to the south is not buildable, so the actual area available for construction is 8,117.15 m2.

A move to generate revenue amid a housing crisis

The sale of this plot occurs in a context of strong demand for housing in Marbella, where prices have skyrocketed and access to affordable homes is becoming increasingly difficult. Paradoxically, the mayor has repeatedly denounced the lack of land to promote protected housing.

Meanwhile, the City Council continues with the disposal of public land. Interested parties have one month to submit their bids for the plot, until the next 7th of August.

The plot is located next to the A-7 motorway and is affected by the main water supply line from Acosol, which could condition the urban project.

What will happen to the raised funds?

The Marbella City Council will allocate the proceeds from this sale to the municipal coffers, although it has not specified the exact use. The operation has generated criticism among those who believe that public land should be used for protected housing, especially in a municipality where the average price per square meter exceeds €3,000.

The mayor, for her part, defends that these sales allow for the acquisition of resources to finance public services. Meanwhile, the residents of Las Chapas are closely watching how the process unfolds, which could change the urban profile of the area.
