Málaga City Council grants the building permit for the property, designed by Ángel Asenjo, with almost 4,500 square meters and a budget of €6.3 million.

The Technological Park of Andalucía (PTA) can now begin construction of the first of two large office buildings planned in the expansion of the Teatinos university campus. Málaga City Council has granted the building permit, dated late June, for a property that aims to be a new innovation hub in the UMA-PTA axis.

A sustainable and collaborative design

The project, signed by architect Ángel Asenjo —the same one who conceived the original design in 2022—, is located at Avenida Louis Pasteur, 45, within sub-parcel PCEM 2.3 of area PA-T.7. The proposal seeks to break away from the rigidity of classic corporate environments through architecture that prioritises sustainability and collaboration.

The building will feature green roofs, interior courtyards, and flexible spaces designed to accommodate both established companies and research groups and projects from the university ecosystem. The total constructed area amounts to 4,453 square meters, distributed across a basement, ground floor, and two upper floors.

According to the project, the maximum height of the building will be 53.15 meters, conditioned by aviation safety restrictions. The basement will provide 56 parking spaces to serve future occupants.

An investment of €6.29 million

The execution budget is close to €6.29 million, and the estimated time to complete the works is 24 months. The promoter, PTA S.A. itself, hopes that the works will commence in the coming months, once the administrative procedures are formalised.

This first permit unlocks one of the two architectural pieces planned for the expansion area of the campus. The adjacent plot, which will house the second building, remains pending development, with no specific date for now.

For the residents of Teatinos and the university community, the launch of this property represents another step in consolidating the technology corridor that connects the University of Málaga with the PTA. It is expected to generate economic activity and attract companies from the sector, with the consequent impact on employment and revitalisation of the area.

Background and context

The project is part of the PTA's expansion plan on the Teatinos campus, an initiative that began in 2022 with the presentation of the designs for the two buildings. Delays in the processing of permits have postponed its execution, but with this authorisation, the schedule is reactivated.

The new building integrates into the environment of the Green Ray, an area that already houses technology companies and research centres. The commitment to sustainability and flexibility of spaces aims to adapt to the changing needs of the sector, where collaboration between companies and universities is key.

Timelines indicate that, if everything goes as planned, the property could be operational by mid-2028. Meanwhile, the second building awaits its turn, pending agreement between the PTA and the City Council on the next steps.
