The price of used housing in Archidona has risen by 50.1% in the last year, reaching €1,231 per square metre. Alameda follows with an increase of 45.6%.
The real estate market in the province of Málaga continues to break records, but the focus is no longer solely on the Costa del Sol. According to data from the Idealista portal for June 2026, several inland municipalities have recorded double-digit increases, with Archidona leading the way: 50.1% more than a year ago.
Specifically, the average price of used housing in Archidona stands at €1,231 per square metre. Just two years ago, that figure was €812, representing an increase of nearly 52% since 2024. This phenomenon is not isolated: in Alameda, the square metre costs €974, which is 45.6% more than in June 2025.
The Inland Gains Ground Against the Coast
Other towns such as Riogordo (€1,106/m²) and Istán (€4,180/m²) also experience increases of 23.6%, while Cómpeta reaches €2,015/m² with an annual growth of 22.7%. These figures reflect a change in trend: dynamism is shifting from the coast to towns that until now had remained outside the pressure of the real estate market.
The main reason, according to industry sources, is the rising costs of the Costa del Sol and Málaga city, which is pushing national and international buyers to seek more affordable and tranquil alternatives. Archidona, just 52 kilometres from the capital, combines good transport links with a historical heritage that makes it unique.
"Archidona was the first capital of the Cora of Rayya and in its fortress, emir Abderramán I was proclaimed. Now, its real estate market is experiencing unprecedented growth," officials from the Town Hall state.
For the residents of Archidona, the increase represents an opportunity for the revaluation of their homes, but also a growing difficulty in accessing a house. The average price now exceeds €1,200 per square metre, a barrier that seemed distant five years ago.
The Costa del Sol Remains the Most Expensive
Despite the push from the inland, the ranking of absolute prices is still dominated by the coast. The provincial average price stands at €4,183/m², an increase of 10.8% compared to 2025. Marbella tops the list at €5,608/m², followed by Estepona and Fuengirola.
The gap between the coast and the inland remains enormous, but it is slowly narrowing. While in Marbella the annual increase hovers around 8%, in Archidona it triples that figure. Experts suggest that the trend will continue as demand seeks quieter environments and more contained prices.
For those considering buying in inland Málaga, Idealista's data provides a clear guide: municipalities such as Archidona, Alameda, or Riogordo concentrate the largest increases, but also maintain prices far lower than those on the coast. The decision, as always, will depend on whether investment or quality of life is prioritised.
