The Puerta Magna I and II development will build 172 protected rental homes in the southern area of San Pedro Alcántara, with rents starting from 800 euros per month and a construction period of two years. The units, ranging from one to four bedrooms, will be reserved for residents registered in the Municipal Demand Registry.
San Pedro Alcántara will have 172 protected rental homes following the laying of the first stone of the development promoted by Inmobiliaria Osuna. The project, named Puerta Magna I and II, is spread across two plots in the southern part of the area, with 132 homes in one and 40 in the other, and a planned execution period of two years.
The homes will have one, two, three, and four bedrooms, with sizes ranging from 58 to 100 square meters, including a garage and storage room. The mayor, Ángeles Muñoz, stated during the event that the initiative "represents a new opportunity for those who find it difficult to access a property." The mayor added that "the prices will be well below market price," with rents starting at 800 euros per month.

Access will be reserved for residents registered in the municipality and listed in the Municipal Housing Demand Registry, which has around 1,800 applicants, through the corresponding allocation procedure. Muñoz framed the development within the city's efforts to expand residential options, both for rent and sale, and reminded that in the same southern area 84 VPO for purchase are currently under construction.
The design includes eight homes adapted for people with reduced mobility (six in the 132-unit development and two in the 40-unit one) and six commercial premises, four in the larger plot and two in the smaller one. Each block will feature a swimming pool and a community social club, and all homes will have a terrace, patio, or other private outdoor space. Pedestrian access will be from the interior areas of the blocks, while vehicle access will be routed through the garages.
The architect and founding partner of Eddea Arquitectura y Urbanismo, Luis Ybarra, explained that the configuration of the plots "allows for the creation of communal interior spaces and improves the use of common areas," and emphasized that the private outdoor space of each home "adds value to the residential complex." The project incorporates landscaped areas between the buildings.
The development is located in an area of San Pedro Alcántara where, according to the City Council, residential growth has been accompanied by new educational centres, sports facilities, and children's play areas. The construction has a two-year timeframe from the start of the works.
