The Junta of Andalucía confirms that technical corrections have been resolved and the project to transform a plot next to the A-404 into hotel developable land continues its processing without obstacles. The new complex will have 40 rooms and a surface area of 8,278 square metres.
The project to build a hotel on a plot next to the A-404, located in the southeast of the Peralta urbanisation in Alhaurín de la Torre, has passed the latest administrative hurdle. According to Diario Sur, the Junta de Andalucía has given the green light to the technical corrections it required from the municipal file, allowing the processing to continue without further impediments.
The full Corporation addressed a report in its last session regarding a modification of the municipal planning that affects plot 87 of polygon 23 in the urban area. Municipal sources explain that, after an initial approval from the full council, the regional Administration requested corrections to the file. Once these issues, related to technical aspects, were resolved, the procedure is now unlocked.
This operation involves the transformation of land that will be classified as urban with hotel use, in an execution unit of 8,278 square metres. Of this area, 79% will be allocated for green spaces and facilities, according to the report presented by the developers. In total, the area that will be ceded to the Town Hall for green spaces, free areas, facilities, streets, and parking exceeds 6,500 square metres.
The establishment will feature 40 rooms, although the final number may still vary, and a space is planned for a restaurant. Among the measures proposed to green-light the accommodation are ensuring acoustic insulation from adjacent residential areas and equipping the complex with a natural ventilation system during the times of year when the climate allows, with methods for water treatment that promote rational consumption and enjoyment.
A single development phase has been designed for the entire execution unit, lasting one year for the urbanisation works, which will begin once the detailed study, the re-parceling project, and the corresponding urbanisation project are approved. The buildings can be constructed simultaneously once the relevant licenses are obtained.
The indicative economic evaluation of the planning order for the material execution budget of urbanisation is 246,085 euros. The total expected increase in assets for the local treasury, from the start of the works until the reception of the urbanisation works, will be the sum of the cost of the land cessions for facilities and roads, which the local Administration obtains free of charge, and the value of the benefit obtained from the 15% cession, amounting to 724,885 euros.
The mayor, Joaquín Villanova, has repeatedly defended the importance of this initiative given the current scarcity of hotel establishments in Alhaurín de la Torre. The proposal was already presented by the mayor in March and was approved with the favourable vote of the municipal group of the PP and Vox, and the abstention of PSOE and Con Andalucía. At that time, a series of corrections had already been incorporated following the requirements arising from Law 11/2022, of June 28, General Telecommunications, requested after the first approval by the full council in May 2025. This last documentation was submitted to the competent department of the Junta de Andalucía in urbanism for its final approval.
In addition to this, it is planned that Alhaurín de la Torre will have a new hotel in the industrial estates, at the intersection of the streets of Panaderos and Alfareros, in the area known as Angostura de Capellanía. For this, in June, the complete report and the rest of the technical documentation for the modification of the general plan that will make it possible were approved. The file will have to be sent to the Junta de Andalucía for its final approval. The mayor estimated that the future hotel will have around two hundred rooms.
The affected area, which will have hotel and commercial use, totals about 12,400 square metres, of which approximately half will be for accommodation. Cessions for green areas are also included, with about 2,500 square metres; for sports or social use (620); roads and parking (1,777). Specifically, the creation of around fifty parking spaces is planned.
Alongside the two hotels, the municipal full council has already given the green light and declared of public interest a glamping site that will be named Paloverde Luxury Lodges. This is an initiative from the company Encandele S. L., which will invest around 450,000 euros and generate 10 jobs. The execution period for the works is 6 months, once the license is obtained, with a maximum period to start the works of 30 days from when they have the municipal permit. The Town Hall will receive a compensatory payment of 45,000 euros.
The chosen area for this offer is a plot of 12,900 square metres, in the location of Las Camaretas, and will have a capacity for 26 people. The units planned for accommodation include one house, with a capacity for 10 people, and 8 bioclimatic pavilions, each for 2, adapted to the environment and with solutions that ensure their energy efficiency, such as being shaded by trees or features like having a charger for electric bicycles, in addition to surrounding lighting that reduces pollution; furthermore, 3 of these will have a small pool.
