The construction of the complex that will replace the historic Incosol in Marbella will begin this autumn after securing €145 million in funding from Goldman Sachs. The total investment amounts to €260 million, with an opening scheduled for the third quarter of 2029.
The works for the new complex that will occupy the skeleton of the historic hotel Incosol, closed since 1 April 2012, will start this autumn in Marbella. The company Ilanga Capital, led by Pelayo Cortina Koplowitz, has closed a senior financing agreement with Real Estate at Goldman Sachs Alternatives for €145 million, as reported by Diario Sur.
The total execution budget amounts to €260 million, which is €90 million more than initially announced. Goldman Sachs will provide €145 million in the form of a loan, while Ilanga Capital will contribute the rest with its own funds. The project will be named Marbella Oakmond and is presented as "an advanced longevity platform".
The plot exceeds 53,000 square meters and is adjacent to the future Four Seasons hotel. The estimated construction period is 36 months, so the opening is scheduled for the third quarter of 2029. The design, planning, and licensing phases were completed in 2025.
The complex will feature a luxury establishment with 140 rooms, 28 private residences, areas for physical exercise, and a gastronomic proposal. The model combines early diagnosis, personalised preventive medicine, and a clinical intelligence system with data analysis to monitor patients' health over time.
"The agreement with Goldman Sachs Alternatives represents extraordinary support for the vision we started three years ago with the acquisition of Incosol, aiming to create a new category and become the global leader in this sector," emphasised Pelayo Cortina Koplowitz, founding partner of Ilanga Capital and CEO of Oakmond.
Ilanga Capital states that Oakmond "enters its main development phase", with a base of assets and capital exceeding €400 million. The company has been advised by JLL in structuring the debt, the firm HSFK in legal matters, and Deloitte as commercial advisor.
The company argues that the choice of Marbella consolidates the Costa del Sol as a European hub for luxury tourism and investment in unique real estate assets. The start of construction this autumn will mark the beginning of a project whose opening will not occur before 2029.
