The Town Hall approves the delimitation of three urban development projects in La Víbora, La Vizcaína, and Alicate, covering nearly three million square metres. Developers have two years to submit detailed plans with final figures.
The Town Hall of Marbella has given the green light to the delimitation of three new urban transformation projects (ATU-NU) in the east of the municipality: La Víbora, the area of La Vizcaína, and the surroundings of Alicate, La Paz, and Arroyo Sequillo. The Corporation approved these proposals a day before the municipal plenary session definitively validated the new urban planning, as reported by Diario Sur.
The three areas cover nearly three million square metres and include the construction of thousands of homes, two hotels, commercial areas, and a large educational facility. The delimitation is just the starting point: developers have two years to submit detailed planning proposals, where the exact figures will be specified.
If the maximum building capacity is reached, the three developments would exceed 6,400 homes. The largest project is that of Alicate and Arroyo Sequillo, which occupies approximately half of the total area. Its developer is Golf Reserva de Marbella, a company of the Peñarroya Group, owner of the Holiday World resort in Benalmádena Costa.
This development, located north of the A-7 motorway, plans for a maximum of 2,759 homes: 350 single-family homes, 947 multi-family homes, and 1,462 affordable housing units (VPO). The project mentions the possibility of applying for VPO exemption if the building density is below 15 homes per hectare, in which case the number of houses would be 626 single-family and 1,114 multi-family, totalling 1,740.
The proposal includes a five-star luxury hotel with 50,000 square metres of roof, over 3,800 square metres of private facilities, and nearly 3,500 square metres of commercial areas, as well as a significant area of open spaces, parks, and gardens. This approach aligns with the trend of branded residences, homes that receive services from a high-end hotel.
In La Víbora, projected in the Coto Correa and La Arquería-Cerro Toril area, the company Interpromo 2006 SL plans to build 2,776 homes: ten single-family homes, 1,433 multi-family homes, and 1,333 VPO. The project reserves a substantial part of the land for open spaces, parks, facilities, and green areas, and the existing streams gain prominence as green corridors and connection elements. It also includes a commercial area of more than 13,000 square metres of roof.
In the area of La Vizcaína, one of the gaps pending completion in the urban fabric of the east, located south of the AP-7 motorway, next to La Reserva de Marbella, Artola Alta, and the Cabopino golf course, the number of homes will be lower. The developer, the Marbella-based company Alfil Patrimonial Socimi, places the range between 685 and 872 homes, depending on the final planning.
Although the maximum building capacity is below 15 homes per hectare, the project reserves land in the northwest of the area for VPO, on land capable of reaching a number of properties equivalent to 40% of the residential building capacity, which the developer would not execute. The company notes that the planning instrument could allocate part of the building capacity to private facilities and hotel use as a complement to residential, opening the door to branded residences. La Vizcaína also incorporates a land reserve for educational facilities and open spaces.
