Dunas Capital secures €31 million for a mega logistics facility in Antequera Dry Port

Dunas Capital Real Estate secures €31 million to build a 36,000 m² logistics platform in Antequera Dry Port, specialising in cold storage.

Dunas Capital Real Estate has closed a financing agreement of €31 million with Cheyne Capital to develop a logistics platform in Antequera Dry Port. The complex, covering 36,000 square metres, will be dedicated to Ontime Logística Integral and will specialise in cold storage with tri-temperature technology.

Antequera Dry Port is set to host one of the largest logistics infrastructures in recent years in Andalusia. Dunas Capital Real Estate (DCRE) has secured €31 million in financing from the British fund Cheyne Capital to build a 36,000 square metre platform entirely for Ontime Logística Integral.

The facility, which will be constructed on a 63,000 square metre plot, will specialise in cold storage with tri-temperature technology. More than 20,000 square metres will be dedicated to preserving products at controlled temperatures, both in positive and negative ranges.

A commitment to cold logistics and sustainability

The project is not only large in size: it is also ambitious in technological terms. The platform will incorporate high energy efficiency cooling systems and sustainable construction criteria, with green energy generation solutions to power the cooling equipment. Its location in Antequera Dry Port, a strategic logistics hub in southern Europe, enhances its appeal.

The site, managed by the French group Groupe Idec, spans over 330 hectares and is integrated into the Logistics Network of Andalusia. Its position allows connections to the Mediterranean and Atlantic rail corridors, as well as providing access to roads, ports, and airports in the region.

For the residents of Antequera, this investment represents a direct economic boost. During the construction phase, jobs will be created, and once operational, the platform will strengthen logistics employment in the area, consolidating Antequera as a reference point in southern Spain.

Structured financing and institutional support

The operation has been structured by Dunas Capital Real Estate with the advisory support of Dunas Capital Debt, the group's division specialised in alternative financing. Cheyne Capital, the investor, has found the project to be a perfect fit for its strategy. Javier Quintela, director for the Iberian Peninsula at Cheyne Capital, highlighted that Antequera Dry Port represents "exactly the type of logistics infrastructure that Cheyne Capital wants to participate in: strategically located, technically distinctive, and managed by an experienced operator like Ontime."

Miguel López Puche, CEO of Dunas Capital Real Estate, stated that the project "consolidates our leadership position in the cold chain logistics real estate development market." The company already manages over 4.5 million square metres of net industrial space in Spain, with assets in locations such as Noblejas, Chiloeches, Loriguilla, Castellbisbal, and Antequera itself.

José María Sagardoy, CEO of Dunas Capital Debt, noted that the operation "represents a success story that further strengthens the track record of our structured real estate debt advisory division." The involvement of Cheyne Capital has been key to closing the deal.

The new platform will not only expand the logistics capacity of the area but will also mark a turning point in the Andalusian cold chain. With construction expected to start in the coming months, the project is shaping up to be an example of how alternative financing can drive strategic infrastructures. For the people of Antequera, this news is a source of pride: their city is consolidating as a leading logistics hub, with a facility that promises to be a benchmark in efficiency and sustainability.
