The Plenary of the Benalmádena City Council has definitively approved the detailed study of the RE-H-06 plot in Doña María Norte, which will allow the construction of 349 protected homes on land previously designated for hotel use. The operation is backed by Urbania Resi Developments and is supported by measures from the Junta de Andalucía to mobilise protected residential land.
The Plenary of the Benalmádena City Council has given definitive approval to the detailed study of the RE-H-06 plot in the Doña María Norte area, a project promoted by Urbania Resi Developments that will enable the construction of 349 protected homes. The vote passed with the support of the Popular Party, while PSOE, VOX, and IU abstained.
The plot has a total area of 25,146.04 square meters and was previously designated for hotel use. The new planning reserves 16,932.51 square meters for private land, which includes residential plots and golf facility land, and 8,213.52 square meters (or 32.66% of the total) for local public systems. Within these, 1,569.63 square meters are allocated for basic community facilities, 1,601.32 square meters for green areas, and over 5,000 square meters for open spaces.
The development is organised into five blocks and maintains urban parameters to integrate into the environment. The mayor, Juan Antonio Lara, has stated that the approval represents a step forward for one of the main protected housing developments in the municipality and addresses one of the community's greatest concerns.
“We are utilising all the tools that the Junta de Andalucía has made available to municipalities to mobilise land and generate protected housing. In this case, we are talking about land that was previously designated for hotel use which, thanks to these measures and the urban planning work carried out, will be able to accommodate nearly 350 protected homes,” the mayor declared.
The detailed study is processed under the urgent housing measures approved by the Junta de Andalucía, which allow residential protected housing to be authorised as an alternative use on plots designated for tourist accommodation, provided that the regulatory conditions are met.
The City Council has already promoted more than 570 protected homes, in addition to the 230 in Rocas Blancas, on land acquired by the Council, and the enabling of two other plots for social housing. The Council has also reserved one million euros for municipal aid for long-term residential rental, with amounts of up to 3,600 euros per year, and is working on an analysis of the regular, vacant, and tourist housing in the municipality.
In the same plenary session, the Corporation approved an institutional motion to join the World Mental Health Day 2026, focusing this year on youth under the slogan “Match with your mental health”. The agreement includes campaigns against stigma, training for municipal staff, strengthening the prevention of suicidal behaviour, and a municipal strategy against unwanted loneliness, as well as urging the Junta de Andalucía to reinforce resources and funding.
