The Local Government Board of Marbella has given the initial green light to the delimitation of the Urban Transformation Action of New Urbanisation (ATU-NU) for Arroyo Segundo, as reported by Diario Sur. The proposal is now open for public consultation before its final approval, after the companies Promotora Ramos Marín and Promotora y Urbanizadora Marbellí have adapted their project to the conditions set by the City Council.
The development covers 365,000 square metres between the shopping centre La Cañada and the industrial estate La Ermita, in the north-south axis, and between Bello Horizonte and the motorway A-7, in the east-west direction. The plan includes 1,330 homes, of which 532 will be officially protected, as well as a circular and continuous green ring, commercial and service spaces, and a transport centre for freight vehicles next to the industrial estate.
The project also includes the new fairground of Marbella, with an area of between 70,000 and 80,000 square metres, similar to the estate of La Caridad and the fairground of San Pedro Alcántara (81,000 square metres). It will have a multipurpose use to host cultural, sports, and leisure activities throughout the year.
The promoters estimate that the planning procedures will take 25 months and that the urbanisation works will last 14 months. Before the machinery starts, the Partial Planning Plan (PPO) must be approved, the execution units delimited, and the rescheduling and urbanisation projects drafted.
The proposal reserves a system of "quality" green areas that preserve the ecological values of Arroyo Segundo, with a north-south green corridor as a backbone, pedestrian pathways, and the future Arroyo Segundo Park. 25% of the land will be allocated for commercial and service uses to advance towards the '15-minute city' model.
The new neighbourhood will integrate this urban void into the urban fabric with two major avenues: a north-south connection between La Cañada and La Ermita, and an east-west connection that will link Bello Horizonte and Las Albarizas passing through the industrial estate, aiming to reduce traffic on the old N-340 road and the motorway.
