The latest competition for protected housing in Málaga has received 6,181 applications for only 91 flats, resulting in an average of 68 applicants per flat. Rents range from 508 to 512 euros per month.
The latest call for protected housing in Málaga has once again highlighted the enormous gap between supply and demand. According to data published by the City Council, the R-15 promotion by Lagoom Living in the University sector has received 6,181 applications for 91 homes. This means there are 68 people competing for each available flat.
The flats, measuring around 70 square metres, have two bedrooms, a garage, and a storage room. Rents are between 508.03 and 511.55 euros per month, to which community fees must be added. This price is well below the free market, where the average rent in Málaga exceeds 1,200 euros.
A process with a live draw
A period for objections is now open. Once resolved, the Municipal Housing Institute (IMV) will publish the final list of accepted applicants and announce the date of the draw. The draw will be broadcast live on the City Council of Málaga's YouTube channel, a gesture of transparency that does not alleviate the anxiety of the thousands of applicants.
The R-15 promotion is part of a more ambitious plan: the development of the University sector, where the construction of 1,006 protected rental homes is planned. Of these, the City Council is directly promoting 476, spread across five developments. The other 530 are being developed by Lagoom Living, which won the tender to exploit four municipal plots for 75 years.
European funds and new call
The project is funded by the Recovery, Transformation and Resilience Plan, with Next Generation funds contributing over 25.6 million euros. This is complemented by the land transfer from the City Council and the private investment from the developer, partly financed by a loan from the Official Credit Institute (ICO).
Meanwhile, the IMV has published the guidelines for a new call: 175 protected rental homes in plot R11 of the same sector. The application period will open on Monday, July 13, and will remain open until July 31, 2026. Of these 175 homes, 136 have two bedrooms (7 adapted) and 39 have three bedrooms. Rents will range from 495 to 624 euros, all with a parking space and storage room.
For Málaga residents seeking affordable housing, the wait continues. With over 6,000 people fighting for each handful of flats, the feeling that protected housing is falling short is becoming increasingly widespread. The next event: the draw for the R-15, which will take place in the coming weeks.
