The City Council of Málaga grants favourable environmental approval for the rotation parking that will be integrated into the Noa building, next to the two skyscrapers. The developer has six months to adapt the facilities before opening it.
The City Council of Málaga has granted conditional favourable environmental approval for the establishment of a public parking facility with 327 spaces at Paseo de los Martiricos, number 44, as reported by Diario Sur. The resolution, issued by the General Directorate of Environment and Sustainability at the request of the company IDS Parque Empresarial Martiricos, SAU, clears the way for the operation of this infrastructure integrated into the new office complex.
The parking will operate on a rotation basis and will be open to both workers and users of the smart building as well as any citizen, which will partly alleviate the lack of parking in the Martiricos area. The facility is located within the perimeter of the Low Emission Zone (ZBE), an area restricted for cars and motorcycles from outside the capital without an environmental label. From 30 November, the restriction will also extend to vehicles with a B label from outside Málaga.
The building that will house the parking already had a construction license granted in February 2024, as well as authorization from the State Agency for Air Safety regarding aeronautical servitudes and a favourable water report issued by the Andalusian Government.
The municipal resolution imposes a series of environmental conditions for the opening. The owning company must keep access areas clean, avoid the accumulation of oils, fats or automotive liquids, and ensure that mechanical closures and shutters are silent and lubricated to not exceed nighttime noise limits. It is also required that the ventilation and air conditioning extractors comply with the regulatory distances and heights, and it is prohibited to discharge oils, paints or solvents into the sewage system.
The developer has a maximum period of six months to adapt the facilities to these requirements and provide the corresponding technical certification before commencing operations.
The construction of the office building, named Noa, began in March 2024 and is now nearing completion. The Insur Group has invested 37 million euros in this property of 10,900 square meters distributed over seven floors, with capacity for 850 workers. The design includes open spaces, outdoor terraces on all floors, and a rooftop of 1,000 square meters with views of the Historic Centre. The building aims to achieve 'Gold' level in Leed, Well, and WiredScore certifications.
Diario Sur has unsuccessfully tried to gather information on the occupancy level of the building ahead of its opening, as well as some of the companies that will be located there. The company opened another building with similar features, Ágora, in the Tabacalera area this year.
