The Vélez-Málaga City Council tenders the comprehensive improvement of the Condemar urbanisation in Chilches, with a budget of 237,160.62 euros and an execution period of four months.
The mayor of Vélez-Málaga, Jesús Lupiáñez, has announced the tender for the improvement works of the Condemar urbanisation in Chilches, for an amount of 237,160.62 euros (VAT included). This action is one of the first visible steps in the process of receiving urbanisations promoted by the City Council.
Lupiáñez, accompanied by the deputy mayor of Chilches, Rocío Ruiz, and the councillor for Infrastructure, Jesús María Claros, explained that this intervention responds to the municipal government's commitment to gradually incorporate the urbanisations involved in the reception process into municipal management and maintenance, after eliminating the obligation to establish Urban Conservation Entities in 24 sectors of the municipality.
“What we announced a few months ago is now starting to translate into works and concrete improvements for the residents,” said the mayor. “Condemar is one of the urbanisations included in this process, and this tender shows that the reception is not just an administrative procedure, but means taking on responsibilities and starting to allocate resources to improve its streets, public spaces, and services.”
The project includes a comprehensive intervention in the roads of the urbanisation: repairing the most deteriorated sections of the roadway, renewing sidewalks, repairing parking areas, replacing manholes, substituting vertical signage, and completely renewing horizontal signage. It also includes actions on public lighting, with repairs to conduits and new lighting in the green area to the south of the sector.
The works will cover Avenida Brisa del Mar, the main axis of the urbanisation, the three dead-end internal roads that branch off this road, and the streets Las Perlas and Bióloga Irene Gámez Martín.
On the sidewalks, sections with damage will be demolished and replaced, including areas where tree roots have damaged the pavement. In the parking areas, broken concrete slabs will be replaced, and in the manholes, deteriorated elements will be repaired, some even without covers. Vertical signs that are missing or in poor condition will also be replaced, and the horizontal signage for the entire sector will be renewed.
The deputy mayor of Chilches, Rocío Ruiz, highlighted that residents will notice the work in their daily lives, and emphasised that the project has special significance because Condemar is part of the urbanisations that the City Council will incorporate into its management. “We are moving from a situation that has been pending for years to a stage where the City Council is starting to act and invest directly in these areas,” she added.
The councillor for Infrastructure, Jesús María Claros, explained that the aim is to act in an orderly and efficient manner, taking advantage of the reception process to address the needs of each urbanisation. “Condemar is a first step within a broader process that we will progressively develop in the rest of the urbanisations,” he indicated.
The base tender budget amounts to 196,000.51 euros excluding VAT and 237,160.62 euros including VAT. The expected execution period is four months from the signing of the verification act of the layout. This investment adds to the public lighting renewal works completed in Condemar during 2025.
