The developer Lagoom Living is finalising the details to launch this month of July the last two calls for affordable protected rental homes that it has built west of the Teatinos campus, in Málaga city. These consist of 377 flats divided into two promotions: one of 202 VPO in six blocks and another of 175 protected homes. With these, the company completes the total offer of 530 flats that it has built on land ceded by the City Council of Málaga.
The first two promotions, of 62 and 91 homes, were already awarded in previous months and received more than 14,000 applications, which gives an idea of the existing demand. Now, the new offers will be launched in coordination with the Municipal Housing Institute (IMV) and it is expected that the registration process will open in the coming days.
Where they are and what the new VPO will be like
The 202 homes will be distributed in six blocks of between 4 and 6 storeys, with types of 1, 2 and 3 bedrooms. All will have a garage and storage room, and will be located in the western area of Teatinos, one of the areas with the highest demand for housing in Málaga due to its proximity to the University. The promotion of 175 flats, for its part, will have similar characteristics and will be located on the same plot.
The rental price will be affordable, set according to the criteria of the State Housing Plan and municipal agreements, with rents ranging between 400 and 700 euros per month, depending on the size and income of the applicants. Interested parties must meet requirements such as being registered in Málaga, not owning a home, and not exceeding an income limit.
A relief for the housing demand in Málaga
The avalanche of applications in the first promotions – more than 14,000 for only 153 flats – reflects the pressure that the rental market is under in the capital. According to municipal sources, these 530 VPO will help alleviate the situation, although they acknowledge that demand remains far greater than supply. The City Council of Málaga has ceded the land to Lagoom Living in exchange for the developer to build protected homes, a model that the City Council wants to replicate in other areas.
For the residents of Teatinos and the rest of the city, these promotions represent a real opportunity to access housing at a reasonable price. The western area of the university campus has good bus connections and is close to metro line 2, making it attractive for students and young workers. However, with 14,000 applicants for the first offers, luck will play an important role.
Schedule and how to apply
Lagoom Living plans to open the registration period for the 377 homes during the second half of July. The bases will be published on the IMV website and that of the developer. Interested parties must present documentation proving income and registration. The draw will be held before a notary in the following weeks, and the keys will be handed over throughout 2027, once the finishing touches on the construction are completed.
Meanwhile, those who are not awarded will have to continue searching in the free market, where prices keep rising. But at least, with these 530 VPO, Málaga adds a handful of affordable options. As pointed out by the IMV, "each new promotion is a step forward, even though the road is long."
