The residential projects of El Coronel and El Higueral, which total around 700 homes in Churriana, are still awaiting final approval. Their environmental permits have expired and the developers have had to restart the process.
The residential projects of El Coronel and El Higueral, in Churriana, comprise around 700 homes that have been pending urban planning procedures for years. The former has been in process for over a decade, since 2014, and the latter since 2018, without having completed the initial approval of the planning, as reported by Diario Sur.
The delay has caused the developers to lose the environmental permits from the Junta de Andalucía, which expire after four years. Since they expired before June 20, they cannot benefit from the extension of the new regional environmental management law and must reprocess the evaluation, a process that can take months or over a year.
In El Coronel, on a surface area of 260,346 square meters, a large urbanisation of 2,847 homes is planned, of which 523 can be built in this phase, 182 of which will be for public protection. 24 existing houses will be maintained, 265 will be terraced, and there will be a commercial plot of 6,424 square meters. The plan was initially approved in 2015 and, after the Junta's concerns regarding habitats of community interest, received the green light in 2023. It is now awaiting a new environmental evaluation, approval from Civil Aviation due to airport servitudes, a water report on flood risk, and an update of the traffic study.
In El Higueral, with 103,856 square meters between the Sierra road and the Coín road, 135 terraced homes are projected. The Town Hall gave initial approval last June. The Cultural Department has requested an archaeological survey due to the presence of the alcubilla de la Fuente del Rey, an 18th-century structure considered a cultural asset. The report from Civil Aviation also needs to be ratified following the latest modifications. The project includes a commercial plot of 1,601 square meters, a school centre of 5,845, a social facility of 467, and 45,120 square meters of green areas.
