Ontime to Build One of Spain's Largest Cold Logistics Platforms in Antequera

Dunas Capital and Cheyne Capital finance a 36,000 m² cold logistics platform in Antequera for Ontime, one of Spain's largest.

Dunas Capital and Cheyne Capital are financing a 36,000 m² tri-temperature warehouse in the Antequera Dry Port, which will be fully leased to Ontime Logística Integral. It will be one of the few facilities in Spain capable of combining positive and negative cold under one roof.

Antequera is set to become one of Spain's leading cold logistics hubs. Dunas Capital Real Estate has secured a €31 million financing agreement with Cheyne Capital to build a 36,000 square metre logistics platform in the Antequera Dry Port, which will be fully leased to Ontime Logística Integral. The operation, advised by Dunas Capital Debt, is among the most significant logistics investments in recent years in Andalusia.

The facility will be built on a 63,000 square metre plot and will incorporate tri-temperature storage technology, with over 20,000 square metres designed to operate at both positive and negative temperatures. This technical detail is significant: very few platforms in Spain can combine both cold regimes under one roof, positioning Ontime to serve clients with very different preservation needs without having to split their operations across multiple warehouses.

A Strategic Location for the Cold Chain

The chosen location is also no coincidence. The Antequera Dry Port, managed by the French group Groupe Idec over more than 330 hectares, is part of the Andalusian Logistics Network and connects directly with the Mediterranean and Atlantic rail corridors, as well as with the main roads, ports, and airports in the region. For a cold chain platform, this multimodal connectivity is crucial, as it reduces transit times during which a perishable product can lose optimal preservation conditions.

The project also adds an energy sustainability component that goes beyond the usual discourse. It will incorporate green energy generation systems specifically designed to power refrigeration equipment, one of the most intensive electrical consumptions in any logistics warehouse. Miguel López Puche, CEO of Dunas Capital Real Estate, has stated that the project consolidates the company's leadership in the development of logistics real estate specialised in cold storage, a claim that aligns with a portfolio that already totals more than 4.5 million square metres of net industrial space in Spain.

A Boost for the Southern Peninsula

For Ontime, having a platform of these characteristics in Antequera enhances its service capacity in the southern peninsula, an area where the demand for temperature-controlled storage is growing alongside agri-food, fresh product exports, and the rise of online food commerce, three activities that increasingly require specialised infrastructure and less generic warehousing. Javier Quintela, director for the Iberian Peninsula at Cheyne Capital Real Estate, has highlighted that the operation reflects their confidence in the potential of the Iberian logistics market, a message that confirms that international capital continues to see Spain as an attractive destination for niche logistics assets, not just for standard large-scale warehouses.

What remains to be seen is whether this bet on the cold chain in Andalusia encourages other developers to replicate the model in other parts of the southern peninsula, or if the scarcity of land with the necessary technical conditions—multimodal connection, sufficient electrical power, and available space—limits such projects to very specific locations like the Antequera Dry Port. For now, local residents can expect a direct impact on employment during construction and in subsequent logistics activity, with the arrival of new operators and associated services.

The forecast is that construction will begin in the coming months and that the platform will be operational by 2027. For farmers and exporters in the province, having a facility of this kind just a few kilometres away means savings in transport costs and an improvement in the cold chain of their products, from Coín tomatoes to Axarquía avocados.
